Item Barriers and facilitators of career women’s participation in sustainable construction developments in South-South, Nigeria(Journal of Contemporary Research in the Built Environment 7(2) 1-15 Published by Department of Building, University of Uyo, Awka Ibom State Nigeria, 2023-09-01) Scholastica Fidelis Ekanem; Timothy O. Adewuyi; Ranti Taibat AdebiyiPurpose: Unique attribute of professional women in construction industry remains untapped assets in sustainable construction developments (SCD). This study identified the critical barriers and facilitators of career women participation in SCD. Design/methodology/approach: Data were collected from consulting and contracting firms in Akwa Ibom and Cross River States, in Nigeria through questionnaire administered to registered Architects, Builders, Engineers and Quantity surveyors. Inter-rater analysis was used to spot the critical barriers and facilitators while factor analysis was used to group the critical barriers and facilitators into discernible components. Findings: Findings revealed sixteen critical barriers to career women’s participation in SCD. The foremost critical barriers include family obligation; technological deficiencies, and female preference for other jobs relative to construction jobs with rating weighted agreement (RWG) values of 0.71; 0.63; and 0.61 respectively. Similarly, twenty-one critical facilitators to career women’s participation in SCD were derived. Among the critical facilitators were provision of health and safety measures; provision of mentors/roles model at school level/work place; and provision of caregiving support in the first three positions with rating weighted agreement (RWG) values of 0.66; 0.64; and 0.63 correspondingly. The harnessed factors formed four components each for barriers and facilitators. The barriers components are strenuous environment; discrimination; lack of incentive; and inadequate training while the facilitators components are education and learning; mentorship and networking; employment and retention; and health and safety training. Research limitations/Implications: The limitations include the use of only professional women in Akwa Ibom and Cross River States in Nigeria. The contribution to knowledge is that, this study established barriers and facilitators components to career women’s participation in SCD. Practical implications: It is recommended that employers in the construction sector should introduce condition of service that favourably consider the peculiarities of women and encourage their mentorship. Originality/value: The study concludes that family care and concerns leading to female’s preference for other jobs relative to construction jobs were significantly impacting on women’s participation in SCD, and that the need to establish flexible working conditions and provide equal participation with their counterpart at all level in SCD.Item Evaluation of trends in returns on real estate investment and infrastructure conditions indices in Abuja, Nigeria.(The University of KwaZulu-Natal, 2023) Adekunle Sunday Adeogun; Ranti Taibat Adebiyi; Namnso Bassey Udoekanem; Ethel Asinya Mendle; Timothy Tunde OladokunFunctional infrastructure tends to influence returns in the property investment market. This study adopted exploratory research design to evaluate the flow of returns on property investment and infrastructure conditions indices in Abuja between 2012 and 2021. Data were obtained via questionnaire, distributed to real property appraiser firms and residents of the selected neighbourhoods. Random variety technique was adopted to administer the questionnaire to six hundred and eighty two (682) respondents out of which four hundred and eighty five (485) were retuned for the analysis representing a response rate of 71%. Descriptive system of data analysis were used, Coefficient of Variant (COV) and Rank-order relationship representation were also used to evaluate the returns on investment in the selected neighbourhoods of Abuja and to establish the indices of conditions bench mark for least suitable standard conditions of infrastructure. Kendall Coefficient of Concordance was applied to weigh up the relationship between the ranked variables. Analysis revealed higher ideal infrastructure conditions indices in Wuse II and Maitama (ranging from 82%-92% and 81%-94%) contrast with stipulated average at 60%, whereas the condition of infrastructure at Kubwa and Lugbe were discovered to be below the normal standard condition. Kubwa and Lugbe property markets in Abuja performed better than Maitama and Wuse on the basis of risk-return ratio analysis and showed reliable market performance while Maitama and Wuse property markets exhibited opposite. Kubwa and Lugbe real estate markets revealed stable market lower risk range of 8%-36%. It was concludes that, neighbourhood facilities play significant weight in influencing the returns on property investment and this calls for better consideration when taking property investment decision.Item Women Career Advancement for Sustainable Development in Construction Industry in Nigeria(Proceedings of the Construction Business & Project Management Conference (CPDM 2021) Windapo A. This study, therefore, analysed factors impeding women from attaining the top in their career. Data for the study were collected from contracting and consulting firms in Lagos State, Nigeria, through the administration of questionnaire to conveniently selected Architects, Quantity Surveyors, Engineers and Contractors. Analyses of data were carried out using Mean Score and Standard Deviation. Findings revealed that family/work-life balance, high degree of stress on the job and lack of flexible work hours and schedules are the most important factors that constitute a barrier to women carrier advancement. Better work/life balance and equality in career development opportunities for both males and females were the most important factors facilitating women's career advancement. The correlation coefficient indicated a strong positive relationship between factors constituting a barrier to women career advancement and factors that facilitate career advancement in the construction industry. The degree of agreement among the respondents in their judgments concerning their ranking of the factors was determined. The results indicated a significant degree of agreement among the respondents. Findings revealed that employers should establish flexible working practices and provide equality in career development opportunity for both men and women to be at par with men at the top managerial positions.
