Item Analysis of the Trend of Peri-Urban Development in Minna, Niger State(Scientific Research Publishing, 2020-09-10) Idowu, Olusegun Owoeye; Bako, Abdullateef Iyanda; Aduloju, Olalekan Tolulope B.Current situation of development in Minna has raised many spatial challenges especially in the peri-urban areas. This study analyzed the spatial development of Minna between 1972 and 2015, with a view to determining the trend at which the peri-urban area changes over time. Minna topographical map of 1972, township map of 1979 and the satellite imageries covering 1986, 1996, 2006 and 2015 were employed in this study. Map processing and image classification techniques were used in extracting the information needed. The study revealed that there was over 2000% increase in the built-up area of Minna within the period understudied. This implies that the peri-urban areas of Minna by 2015 had grown about thirty-two times its size in 1972; thirteen its size in 1979; thrice its size in 1986 and 1996, respectively; and twice of its size in 2006, but, with an increased rate of uncoordinated and unplanned development. It concluded that the planning and development of Minna peri- urban areas should not be left to chance or the interplay of economic variables, but should be guided by strategies that will ensure orderly growth and development. It therefore recommended that the government through the statutory agencies should initiate a strategic development plan proposal known as Peri-urban Area Strategic Development Plans (PuASDP), which is to guide and control every spatial development activities in the peri-urban areas.Item EXAMINING THE IMPACT OF INFORMAL ACTIVITIES ON URBAN ROAD INFRASTRUCTURE IN MINNA, NIGERIA(Journal of Geomatics and Environmental Research (JOGER), University of Ilorin, 2020-06-01) Adeogun, Adekunle Sunday; Idowu, Olusegun Owoeye; Durosinmi, Wasiu Abayomi; Agava, Yusuf Halim; Iroh, EmmanuelMajor concern of urban decision makers is allocation of space for an informal sector economy, this is because the effect of its activity on available infrastructure especially road network infrastructure. The uncoordinated spread of informal activity in Minna has continued unabated, due to high population of people trooping to Minna as a result of its closeness to the Federal Capital Territory (FCT). This paper examined the effect of the informal activities on neighbourhood road network in Minna, Niger State. Primary and secondary data were employed for the study, primary data were generated from residents of the areas and operators of informal activities within the neighbourhood selected, while the secondary data were sourced using the report from the Niger State Urban Development Board. Systematic random sampling technique was used in the selection of 175 respondents and descriptive statistical method of analysis was employed. The Google-Earth map of the area was digitalised using GIS method to determine the extent of encroachment on road setbacks and right of way. The result shows that most of the structures along highway corridor have been converted to commercial for informal activities use and the open spaces and vacant plots converted also, for various informal activities, such as, viewing centres which occupies 9%, car wash centres 5%; automobile mechanic workshop 9%; motor-bicycle and tricycle mechanic workshop 7%; game houses 6%. The study concluded that, the present pattern of development, especially along the major road in selected areas have negated the basic principles of smart city on the integration and communication route network within the city without optimising the efficiency of city operation and infrastructure and other services. Ola; Moyo, U.T.O.; Adeogun, Adekunle SundayThe search for an optimum residential location has been a sources of chronic problem to the urban dwellers. In Nigeria, household residential choices are dependent on a wide range of housing and location attributes, which reflects various household characteristics. However, efforts made by different scholars have provided explanations on different reasons why residents prefer and choose some residential neighbourhoods to others. This study analysed the factors influencing residents’ decision to change their neighbourhood in peri-urban areas of Minna. The data used were generated from the peri-urban residents through questionnaire administration. The systemic random sampling technique employed in the selection of 825 respondents from 14 peri-urban neighbourhoods and the data from questionnaire administration were subjected to inferential statistics technique using factor analysis method. The study revealed three factors: comfortability, (28.83%); homeownership (15.89%); and low rent (12.58%) as the major factors influencing the decision taking by peri-urban residents to live in their present neighbourhoods mainly because of the comfort derived from where they lived. It therefore recommended that serious attention of the Government to reviewing the outdated Minna Master Plan and rejuvenates the peri-urban areas with massive infrastructure development. The objectives are to: examine the pattern of development; determine the factors responsible for spread; and analyze the challenges of urban sprawl development. The data employed were sourced from primary and secondary sources. The primary data were sourced from questionnaire administration. A systematic random sampling method was used in the selection of 320 respondents in these four neighbourhoods. The questionnaire was analyzed using descriptive method The Google earth image maps of the neighbourhoods were downloaded and geo-referenced. The Google earth image map was digitized using GIS techniques. The study revealed that the peri-urban areas exhibited different characteristics of urban sprawl; the proximity of the town to Abuja (64.3%), ethnicity and religion (56.5%), displacement (91.6%) strongly influenced the pattern of peri-urban development; the challenges of peri-urban areas are insecurity of tenure (87%), accessibility to community facilities (98.4%), lack of infrastructure (98.4%), and poor physical planning. Thus, the suburbs of Suleja are increasingly spreading, therefore, participatory planning approach, and refurbishment of facilities and development of comprehensive land use planning are required for effective monitoring of development.Item A STUDY ON PERI-URBAN LAND ADMINISTRATION, PLANNING AND GOVERNANCE SYSTEM IN MINNA, NIGER STATE(Centre for Human Settlements and Urban Development, Federal University of Technology, Minna, Niger State, Nigeria, 2018) Idowu, Olusegun Owoeye; Bako, Abdullateef Iyanda; Abdulyekeen, Abdulazeez Ola; Moyo, U.T.O.The administration of the peri-urban land in Africa and particularly in Nigeria has been a serious concern to scholars and policy makers. In Minna, peri-urban land is confronted with a number of challenges. This study examinedthe system of peri-urban land administration, planning and governance in Minna. Qualitative data were employed in this study and these were collected through open ended questionnaire and interviews, using semi-structured interview guides. The leaders/heads of five native communities, the Director of Town Planning Department and General Manager, Niger State Urban Development Board was selected for the interviews. These interviews were transcribed after which the transcripts were coded and analyzed using content analysis method.Thus, the perspective drawn from the interviews is structured under six (6) different themes. The study revealed three (3) major stakeholders involved in land administration in the peri-urban areas of Minna; based on planning and development of peri-urban areas, the expiration of the Minna master plan in the year 2000 contributed to the worsen situation of the peri-urban land management; despite the existing physical planning framework for land administration, implementation of these laws remainsthe problem. The study concluded that the failure of the formal land delivery system has wielded enormous influence and control, which the informal land system of delivery has on the peri-urban areas of Minna.It therefore recommended the development of strategy and modality that will encourage formalization of customary land title holders to certificate of occupancy.
