Item An Appraisal of Workmen Compensation Act (WCA) on Nigerian Construction Sites(Faculty of Environmental Sciences, University of Jos, 2010-06) Bolaji, SuleimanThe paper seeks to promo te safety standard and consciousness among workers on construction sites, by examining the implementation of Workmen Compensation Act, the relationship between the number of accidents, the amal/nt spent on accident victims including compensations and the amount spent on preventive measures. The study revealed that the Act is not strictly applied in most construction sites and there is very strong relationship between the amount spent on accident victims and the amount spent on preventive measures. The correlation analysis between the total number of accidents and the amount spent on accident victims using Neyman Pearson Product Moment Method (PPMM) shows a very strong relationship r =0.93). Considering the contribution of the construction industry ta the National Economy, the paper recommended that legislation in respect of Workman's Compensation be put in place and adequately obeyed in construction lndustry. More money should also be spent on accident preventive measures.Item Cost Reduction Strategies for Building Construction Projects in Minna(USEP: Journal of Research Information in Civil EngineeringFaculty of Engineering, University of Ilorin, 2018) Oyewobi L. O.; Bolaji, Suleiman; Shehu M. TReduction of the cost of construction is a constant goal for the construction industry. Despite the availability of various cost control techniques and project cost control software, many construction projects still do not achieve their cost objectives. To this end, the paper identified factors contributing to the increase in building construction cost and assesses the different strategies that could be used to reduce cost III building construction. Fifty questionnaires were distributed among professionals that were found on active construction sites using snowballing sampling technique. The results revealed that the three most important factors affecting building construction cost are construction management and contract arrangement (3.55), environmental factors and project resources (3.52) and design related issues (3.41). While the three most effective methods of minimizing building construction cost are design and value management strategy (4.02), project marketing and advertising strategy (3.90) and effective material management strategy (3.83). The problem of cost overrun will continue to be a serious issue 111 the construction industry if there is no clear allocation of responsibility for monitoring and controlling factors affecting construction cost to qualified individuals who can-handle projects effectively.Item Diversification and Performance of Quantity Surveyors in Nigerian Construction Industry(Arizona State University, 2012-09) Bashir O Ganiyu; Luqman O Oyewobi; Nwokobia Lynda; Bolaji, SuleimanQuantity surveying profession is fast becoming a dynamic profession due to the rate at which professional Quantity Surveyors diversify into other business endeavors. In recent times, it was discovered that Quantity Surveyors are diversifying from their traditional roles due to expansion of knowledge and the rapid high cost of living facing the present economy. This research was conducted for the purpose of finding out the effects the diversification has on the performance of Quantity Surveyors in the Nigerian Construction Industry. The study outlined the traditional roles of the Quantity Surveyor, identified the various factors that cause a Quantity Surveyor to diversify from his traditional roIes and the areas which the Quantity Surveyor diversifies into. The objective is to establish the importance of factors responsible for high cost of housing delivery and the severity of individual factor. Literature review revealed that despite the subsidy from the government, the low income earners can still not access the houses because of the high cost. Liker scale and Relative importance index was employed to examine twenty one attributes identified from the empirical studies.Item The Future of Public Private Partnership Housing in Nigeria(Construction Entrepreneurship and Real Property, 2016) Bolaji, SuleimanAbstract: The paper reviewed the situation of housing delivery system in Nigeria. Study revealed that while Nigeria population and urbanization are increasing, housing situation is deteriorating and government direct housing provision efforts through various housing policies and programmes at deferent time since independence achieved little in providing adequate and affordable houses for the low income earners. Therefore, the paper suggest an efficient use of Public Private Partnership as a viable procurement option for achieving affordable and sustainable housing delivery in Nigeria.Item Impact of Construction Claims on Public Building Projects Performance in Abuja(School of Environmental Technology, Federal University of Technology, 2018) Saidu, Kenneth John; Oyewobi, Luqman Oyekunle; Muhammed, Ismaila Ija; Bolaji, SuleimanBuilding construction projects in Nigeria are characterized by contractual claims, which remain a challenge in terms of time and cost performance, thereby triggering the need for effective construction claims management in the construction industry. The study is aimed at assessing the impact of contractual claims on the performance of public building projects with the view to establishing strategies for effective management of contractual claims in public building construction projects. A pro forma was used to collect archival data on the impact of contractual claims while a self-administered structured questionnaire was used to gather information on the strategies for managing contractual claims. A total of 122 respondents were considered and the questionnaire was self-administered, of which 105 were retrieved. The data was analysed using paired sample Hest, mean item score, correlation and exploratory factor analysis. The results showed that contractual claims have significant impact on cost and time performance of construction projects with a cost overrun of 16.8 and time overrun ranging between 31 - 866 with p-value of 0.037. The study concluded that improved projects performance can only be achieved if contractual claims are eliminated. It is therefore recommended that stakeholders should improve on contractual procedures in order to eliminate avoidable omissions or changes during construction through effective communication and application of new technologies.Item Investigating key performance indicators for facility management practices in university buildings in Minna, Nigeria(Faculty of Engineering, University of Ilorin, 2018) L.O., Oyewobi; R.A., Jimoh; Bolaji, Suleiman; B., OgundipeThe aim of this paper is to identify the key performance indicators for facility management practices in university buildings in Minna in order to evaluate and improve on its management to enhance better performance. The research employed a quantitative approach with the occupants of the lecture rooms and office buildings as a unit of analysis. A total of 373 questionnaires were distributed to the end-users of the buildings. The paper revealed that existing performance evaluation of the university is weak and thus, the performances if the buildings were found to be average due to their age. The paper identified the .key .performance indicators for the management of university buildings, which IS expected to enhance Building Performance Evaluation (BPE) for facility managers by taken into cognizance the key factors. The results of the research are important to the end-users as well as facility and maintenance managers in organisations. In addition, the output is also significant to those in academics as this may foster further research.Item Public Private Partnership (PPP) for Housing Delivery to the Low Income Civil Servants in Abuja, Nigeria(Varna University of Economics, 2017) Bolaji, SuleimanThe aim of the paper is to relate the cost of two-bedroom houses to the income of low income civil servants and examine the possibility of acquiring PPI' houses through the National Housing Fund (NHF) contributions in Nigeria. Structured questionnaires we re sent to selected housing developers and the low income civil servants from the Federal Housing Authority (FHA) and mass housing department of the Federal Capital Development Authority (FCDA) Abuja and the data collected were analyzed using frequency analysis. Part of the finding is that institutional arrangement put in place is not strong enough. Therefore. the paper concluded among others that, with PPI' arrangement that off-set the cost of land and basic infrastructures, N3m is adequate for a two-bedroom house in Abuja and elsewhere in the country.
