Item ASSESSMENT OF ADEQUACY OF URBAN INFRASTRUCTURE AND ITS IMPACTS ON RESIDENTIAL PROPERTY VALUES IN ILORIN WEST, KWARA STATE, NIGERIA.(Environmental Technology & Science Journal [ETSJ], 2015-06) Bako, A. S.The vital determinant of the status of any urban area is the condition of its infrastructure, a major indicator of neighbourhood quality and a critical driving force for socio-economic improvement. This paper is therefore set out to assess the status of urban infrastructure and its influence on property values in Ilorin with specific attention on llorin West Local Government Area of Kwara State. The study employed the use of structured questionnaires administered on sample size of 148 residents in the selected neighbourhoods which is approximately J 7% of the total sampling frame of 400. The data collected were analysed with simple descriptive statistics. The study revealed that the provision of infrastructure enhanced property values within the study areas. Some parts of Ilorin with poor or inadequate infrastructural facilities command relatively lower rental values than some parts with availability of infrastructure. It is recommended that government by way of Public Private Partnership concept should earnestly embark on adequate provision, rehabilitation and r' appropriate maintenance of the infrastructure facilities to improve social life and property values within the study areas. This would lead to availability of more suitable accommodation for the citizenry and enhance value to both government and private sector.Item GROWTH AND CHALLENGES OF URBAN SPRAWL IN SULEJA, NIGER STATE(Published by Department of Architecture, Ahmadu Bello University, Zaria., 2017) Idowu, O. O; Abdulyekeen, A.OThis paper aimed at examining the growth and challenges of urban sprawl in four selected peri-urban neighbourhoods of Suleja: Maje, Paulossa, Chassa and Gwazunnu. The objectives are to: examine the pattern of development; determine the factors responsible for spread; and analyze the challenges of urban sprawl development. The data employed were sourced from primary and secondary sources. The primary data were sourced from questionnaire administration. A systematic random sampling method was used in the selection of 320 respondents in these four neighbourhoods. The questionnaire was analyzed using descriptive method The Google earth image maps of the neighbourhoods were downloaded and geo-referenced. The Google earth image map was digitized using GIS techniques. The study revealed that the peri-urban areas exhibited different characteristics of urban sprawl; the proximity of the town to Abuja (64.3%), ethnicity and religion (56.5%), displacement (91.6%) strongly influenced the pattern of peri-urban development; the challenges of peri-urban areas are insecurity of tenure (87%), accessibility to community facilities (98.4%), lack of infrastructure (98.4%), and poor physical planning. Thus, the suburbs of Suleja are increasingly spreading, therefore, participatory planning approach, and refurbishment of facilities and development of comprehensive land use planning are required for effective monitoring of development.Item Pastoral Nomadism, Nationalism and the Land Question in Nigeria(Ahmadu Bello University, Zaria Press, 2022) Bako, A. B.; Suleiman, A. R.; Lawal, F. O.Urban vulnerability to disasters is indubitably a function of human behaviour and lifestyles. Globally, countries have shown vulnerabilities to disasters, both natural and man-made in the time past and present. However, poverty represents a distinct contributing factor to vulnerabilities both in time and space. it is against this problem proceedings that this research was borne out with the aim of investigating the vulnerabilities vis-à-vis the resilient nature of Ilorin central area. The specific objectives of this study focus on assessing the socio-economic characteristics of the study area, identifying the actual and potential disasters of the study area. Etc. The methodology employed involved the collection of spatial (satellite imagery, topographical map. Etc.) and non-spatial data (socio-demographic data, risk factors etc.), both primary and secondary data. The key findings from multiple regression analysis using dummy variables reveals that there exists a functional dependency at a significant p level of 0.00 on Unregulated land use, socio-economic characteristics. Furthermore, flooding and traces of heat wave were labelled to be the most prevalent form of vulnerability in Ilorin central area of study. To this end, few policy responses like public awareness, adaptive urban planning techniques, community engagement were recommended as a way forward in coping and forestalling vulnerabilities.
