Abstract
The rate of forceful ejection of tenants by landlords has become a recurring problem in Nigerian urban cities as it has now become a trend for the landlords to forcefully enter upon a leased property to eject a tenant without first obtaining the order of repossession from the court. It is observed that the landlords also use forceful ejection as a means to suppress the tenants without first allowing the tenant to obtain an alternative residence. These attitudes victimise several tenants in various ways. This study examines the socio-economic and legal effects of this practice on the tenants. Expectedly, governments have made laws such as Tenancy Laws to curtail the harmful practices, however, they continue unabated. The study thus identifies the legal lacunas hindering the effective implementation of such laws; and recommends possible solutions to address the legal problems engendered by this practice. This paper is designed as a case study using Lagos city as the case. Data were gathered and analysed via interview survey and descriptive analysis. This paper highlights the problems posed by the landlords and how they affect the tenants who are being forcefully ejected from their premises. This paper, thus, brings into focus the negative effects of forceful ejections on the social wellbeing and legal rights of the tenants and contributes to the knowledge of legal issues. The conclusion of this research may serve as guide for the legal reform of the relationship between landlords and tenants in Lagos in particular and Nigeria in general.
